GUARANTEED SALE CONDITIONS

PROPERTIES COVERED:

National Home Guaranty Corporation (NHGC) or its assignee will purchase all qualified homes submitted under this program provided said homes remain unsold upon completion of customers' new home.

SPECIFICALLY EXCLUDED ARE:

  • Homes containing or located near hazardous materials
  • Mobile homes Vacant land Homes with land in excess of the size typical for the immediate neighborhood
  • Historical homes
  • Homes with septic tanks
  • Homes in rural areas
  • Homes that are not Fannie Mae acceptable
  • Income properties
  • Homes with structural problems (OK if repaired under FHA guidelines)
  • Homes over-improved or inconsistent with other homes in its neighborhood
  • Homes that have had any evidence of black mold within the last five years.
  • Home that have a market value under $50,000 and over $250,000 are considered on a case-by-case basis.

MOVE-IN CONDITION:

Homes must be in a good and marketable condition or the customer will be required to make repairs necessary, which may include cosmetic items. The value is established under the assumption the home is in move-in condition. An appraisal, a home inspection, and a marketing inspection will determine what repairs, if any are needed.

TYPE OF REPAIRS:
  • Cosmetic Repairs: Repairs like carpet cleaning, wallpaper, painting, etc. that are addressed in the pre-marketing report.

  • Mechanical Repairs: Homes that are over five years of age, a home warranty is required. Your REALTOR will tell you about HMS Home Warranty Specialist.
